I am building houses for the brasilian low income class.
I live in the city of Natal(north-eastern region of Brazil) and operate in São Gonçalo do Amarante(25 km from the city) where the biggest South American airport is under construction (opening in 2014).
The airport will provide transportation for both passengers and cargo.Due to the size and location,it will be the main commercial hub between US/Europe and South America.(see `Greater Natal intl. Airport in internet`.
The housing demand is growing fast in this area: the expected demand for new houses is estimated at 73,000 units over the next 5 years.
MY PLANS:
1) To increase my company`s working capital
2) To fund a land development and real estate project in this area
1) I need to increase the my company`s working capital because,due to the growing housing demand,I would like to build more units/year and reach the number of 120 units/year (I currently build 50 units/year).
Overall, I would need an extra U$ 600,000 to reach my objective.
2) A-The land development project is aimed to develop an area of 12 hectares (30 acres) to create 360 lots in the new airport area.
The investment required for the land development project is in the range of U$2,500,000.
The duration of the project is 2 years
Expected ROI for the land development project is 95%(over 2 years)
B) The real estate project is aimed to build 360 houses on the above lots.
The investment required is in the range of U$ 1,500,000.
The duration of the project is 2 years
